Terms & Conditions

These Terms and Conditions apply to all bookings made directly through kingsarmsmotel.com, simplelifemotel.com, and ocresorts.com, as well as any reservations made by phone or email with OC Resorts Group properties. By completing a reservation, you confirm that you have read, understood, and agreed to these terms.

 

1. Reservations and Booking

All reservations are subject to availability at the time of booking. A reservation is only confirmed once you receive a written confirmation from us or from the Seekda/OfficialBookings booking engine.

 

You must be at least 18 years of age to make a reservation. By booking, you confirm that you are of legal age and that all information provided is accurate and complete.

 

OC Resorts Group reserves the right to decline or cancel any reservation at its discretion, including in cases of suspected fraud, misrepresentation, or violation of these terms.

2. Check-In and Check-Out

• Check-in time: 4:00 PM
• Check-out time: 11:00 AM
• Early check-in and late check-out are subject to availability and must be requested in advance
• Photo ID is required at check-in for all guests
• The lead guest named on the reservation must be present at check-in
• Failure to check in on the arrival date without prior notice will be treated as a no-show

3. Payment

Payment terms are as specified at the time of booking. Some rate types require full prepayment; others allow payment on arrival. Please check your booking confirmation for the specific terms applicable to your reservation.

 

We accept major credit cards. Cash payments may be accepted at the property — confirm directly with the front desk at the time of booking.

 

All prices are quoted in US Dollars (USD) and include applicable taxes unless otherwise stated.

4. Cancellation and Refund Policy

The following cancellation terms apply to flexible rate bookings. Non-refundable rates have no cancellation option and are charged in full at the time of booking.

 

• Cancellations made more than 24 hours before your scheduled arrival date: full refund
• Cancellations made within 24 hours of your scheduled arrival date: first night’s room rate charged
• No-shows (failure to arrive without cancellation): full reservation amount charged, no refund
• Early departure: no refund for unused nights unless agreed in writing at check-in

 

To cancel a reservation, contact us directly or cancel through your Seekda booking confirmation. Cancellation confirmation must be received in writing.

5. Direct Booking Benefits

The following benefits are exclusively available to guests who book directly through our websites or by phone. These benefits do not apply to reservations made through third-party platforms including Expedia, Booking.com, or any other OTA.

 

• Free parking — one space per room, subject to availability
• Senior Week discount of 15% on June stays — applicable to Kings Arms Motel bookings made between January 1 and March 31 of the same year
• Best rate guarantee on direct bookings

 

Simple Life Motel discount tiers (12%, 15%, and 18% off) are managed and applied automatically through the Seekda booking engine. Conditions and qualifying criteria are displayed at the time of booking on the booking engine.

6. Smoking Policy

All OC Resorts Group properties are strictly non-smoking. This policy applies inside all guest rooms, on balconies and terraces, and in all indoor common areas.

 

Guests found smoking in a non-smoking area will be charged a mandatory deep-cleaning fee of $250, which will be charged to the credit card on file without prior notice. Guests who repeatedly violate this policy may be asked to vacate the property without refund.

7. Pet Policy

Kings Arms Motel and Simple Life Motel & Suites do not permit pets of any kind on the property. This policy applies to all guest rooms and common areas, without exception.

 

Guests found with a pet on the property will be required to remove the animal immediately. Additional cleaning fees may apply and the guest may be asked to vacate the property without refund.

8. Housekeeping

Daily maid service is provided for all guests throughout their stay. Housekeeping is performed once per day during standard morning hours. Guests who do not wish to have their room serviced on a particular day may place a Do Not Disturb notice on the door.

9. Front Desk Hours

• In-season (May through August): 24 hours, 7 days a week
• Off-season: Seasonal hours apply — please contact the property in advance to confirm front desk availability for your travel dates
• Emergency contact information is available at the property at all times

10. Guest Conduct and Property Rules

All guests are expected to conduct themselves in a manner that is respectful of other guests and property staff. OC Resorts Group reserves the right to ask any guest to leave the property if their behavior is deemed disruptive, threatening, or in violation of these terms.

 

• Quiet hours are in effect between 10:00 PM and 8:00 AM
• Guests are responsible for any damage caused to the room or property during their stay
• Damage charges will be applied to the credit card on file at the sole discretion of management
• Unauthorized guests in rooms may result in additional charges
• Subletting or transferring your room to another party is strictly prohibited

11. Liability

OC Resorts Group, Kings Arms Motel, and Simple Life Motel & Suites are not responsible for the loss, theft, or damage of personal property during your stay. Guests are advised to use in-room safes where available and to take reasonable precautions with valuables.

 

Our liability to you in connection with your stay is limited to the total amount paid for your reservation. We are not liable for indirect, consequential, or incidental damages.

 

Nothing in these terms limits or excludes our liability for death or personal injury resulting from our negligence, or for fraud or fraudulent misrepresentation.

12. Force Majeure

OC Resorts Group will not be liable for any failure or delay in performance of our obligations arising from circumstances beyond our reasonable control, including but not limited to natural disasters, government actions, public health emergencies, or utility failures. In such circumstances, we will contact you as soon as possible and offer a rebooking or refund where applicable.

13. Modifications to These Terms

OC Resorts Group reserves the right to update or modify these Terms and Conditions at any time. The version in effect at the time of your booking will apply to your reservation. We encourage you to review these terms before each booking.

14. Governing Law

These Terms and Conditions are governed by the laws of the State of Maryland, United States of America. Any disputes arising from a reservation or stay at an OC Resorts Group property shall be subject to the exclusive jurisdiction of the courts of Worcester County, Maryland.
